The Yountville Commons project continues to move forward as the Town completes key steps in the design-build process and prepares for upcoming public review. This multi-phase effort reflects the Town’s commitment to transparency, thoughtful planning, and creating opportunities for meaningful community engagement.

Recent Progress

The Town recently completed the Request for Qualifications (RFQ) phase, which identifies highly qualified design-build teams capable of delivering both the design and construction of the project. Nine Statements of Qualifications were received, and interviews with each team have been completed. Staff is now finalizing a shortlist of firms that will be invited to advance to the next phase.

Next Steps in the Process

The project is now preparing to transition to the Request for Proposals (RFP) phase. Shortlisted firms will receive detailed project requirements and will develop proposals that include design approaches, cost estimates, schedules, and value-added opportunities. Each proposal will be evaluated using a best-value selection method, which considers technical expertise, cost, and lifecycle value.

At the same time, the project is moving into an important public review milestone through the California Environmental Quality Act (CEQA) process.

Public Meetings related to CEQA

On December 9, 2025, the ZDRB recommended the following actions to Town Council related to the project’s land use and zoning framework, including:

  • Establishing a new Commons (C) land-use and zoning designation

  • Updating the General Plan Land Use Map

  • Creating a Tentative Subdivision Map for 18 parcels

  • Considering an Addendum to the 2019 Environmental Impact Report

On January 13, 2026, Town Council received a presentation and report regarding the ZDRB recommendation from December 9, 2025 meeting.
